The Toronto and Region Conservation Authority (TRCA) has set a new benchmark in sustainable architecture with its new administrative office at 5 Shoreham Drive, Toronto. Designed as a showcase of environmental leadership and operational excellence, the building is one of the most sustainable buildings in North America. A Reference in Sustainable Design
TRCA’s new headquarters is a four-storey, 86,000-square-foot mass timber structure that exemplifies sustainability in every aspect. Built to accommodate approximately 330 seats, low-carbon wood and concrete hybrid system were considered to compliment the recent changes to the Ontario Building Code. The use of engineered wood significantly reduces embodied carbon, while geothermal systems enhance energy performance.
Radiant panels embedded in ceilings and floors ensure occupant comfort, while solar chimneys and water walls support natural ventilation. The surrounding landscape features bioswales, rain gardens, and permeable pavement to manage stormwater and promote ecological balance.
These innovations have earned the building prestigious accolades, including Zero Carbon Building Design Certification and 2023 Ontario Embodied Carbon Award for New Construction. Currently, it is pursuing LEED v4.1 Platinum and WELL Building Standard v2 Gold certifications.
Geothermal HVAC: Harnessing Earth’s Energy for Sustainable Comfort
At the core of the building’s energy strategy is an open-loop geothermal HVAC system, a standout feature that reflects TRCA’s commitment to low-carbon operations. While not the first of its kind in Toronto, it is among the most advanced and high-profile geothermal installations in a public facility.
The system draws on the Earth’s stable underground temperatures to deliver efficient heating and cooling year-round, significantly reducing dependence on fossil fuels. Water circulates through subterranean pipes, absorbing or releasing heat based on seasonal needs. This thermal energy is then distributed via radiant ceiling panels, in-slab hydronic tubing, and wall-mounted heaters, creating a consistently comfortable indoor environment. Compared to conventional HVAC systems, this approach improves energy efficiency by 15 to 20 percent.
